1) What are the move-in costs?

The application fee is $75, the administrative fee is $250, and the security deposit ranges from $300 to one month’s rent.

2) Are utilities included in the rent?

Utilities are not included in the base rent. Water, sewer, trash, and pest control are billed with rent. Electricity is provided separately through Florida Power & Light (FPL).

3) How long is the lease term?

Lease terms range from 7 to 14 months.

4) What are the late fees and grace period for rent payments?

Rent is due on the 1st of each month. A late fee of 10% of the rent is charged on the 4th of the month.

5) Is renters’ insurance required?

Yes. Renters’ insurance is required for all residents.

6) What is the policy for breaking a lease early?

At lease signing, residents may select one of two options: pay a two-month termination fee; or continue paying rent until the apartment is re-rented or until the lease ends, whichever comes first.

7) How is rent paid?

Rent can be paid through the online resident portal via ACH, debit card, or credit card. Payments may also be made through the Walk-In Payment System (WIPS) at participating retailers. Rent is not accepted in the leasing office.

8) What is the pet policy?

Pets are welcome with some breed restrictions. A one-time non-refundable pet fee of $400 per pet and monthly pet rent of $25 per pet apply.

10) Is reserved parking available?

Yes. Reserved parking is available for $40 per month.

11) Are garages or carports available?

Yes. Attached garages are available for $200 per month, and detached garages for $150 per month.

12) Are the apartments furnished?

No. Apartments are not furnished.

13) What is the guest policy?

Guests may stay for up to 14 consecutive days without being added to the lease.

14) How are maintenance requests handled?

Maintenance requests can be submitted through the resident portal. Emergency maintenance is available 24/7 by calling the office number.

15) Is there 24/7 emergency maintenance?

Yes.

16) How is pest control handled?

Pest control is performed quarterly and available on an on-call basis when the provider is on site.

17) What is the neighborhood like?

Longleaf at St. Johns is conveniently located near shopping, dining, and parks:

  • Publix and multiple restaurants, gas stations, and shops — 0.5 miles

18) How are packages received?

A secure package locker system is located next to the leasing office.

19) What is the lease renewal process?

Approximately 60–90 days before lease expiration, residents receive renewal options through the resident portal. If not renewing, a 60-day written notice is required.

20) Is subletting allowed?

No. Subletting is not permitted.

21) Do apartments include washers and dryers?

Yes. All apartment homes include a washer and dryer.

22) What appliances are included?

Each apartment comes equipped with a refrigerator, range/oven, dishwasher, microwave, garbage disposal, washer, and dryer.

23) Is additional storage available for rent?

Yes. Storage spaces are available for $50 per month.

24) What internet and cable providers are available?

The community is wired for AT&T and Comcast services.

25) What are the income requirements?

Applicants must have a minimum monthly income equal to three times the monthly rent.

26) What schools is the community zoned for?

Longleaf at St. Johns is zoned for Hallowes Cove Academy (K–8) and Bartram Trail High School.

27) What grocery stores and shopping are nearby?

Publix is located next door, with additional shopping at Durbin Pavilion.

28) What hospitals are nearby?

Baptist Medical Center is 7.9 miles away.

29) Does the community have controlled access gates?

Yes.

30) Is the community near a bus route?

No. The closest bus stop is not within walking distance.
